Capital Structuring

Financing Aligned with the Project

Nuera evaluates proposed capital structures against development stage, cash flow, security, and ownership objectives. The aim is a viable funding plan with clear responsibilities and repayment sources.

Building the Capital Plan

A proposed structure may combine sponsor equity, land contributions, joint venture equity, senior construction financing, subordinate capital, and eligible housing program funding. Each source must be assessed for its cost, timing, conditions, and repayment priority.

Early-stage capital supports feasibility, land, and approvals. Construction funding supports delivery. Sale proceeds or long-term financing may provide repayment, depending on the project. Affordable rental housing requires a sustainable operating plan and a credible transition to long-term financing.

Underwriting & Counterparty Review

Review should address sources and uses of funds, sponsor contributions, security, guarantees, contingencies, draw controls, reporting, and repayment. Downside analysis considers higher costs, delays, interest rates, and weaker sales or rental performance.

For affordable housing, assess whether proposed rents cover operating expenses, replacement reserves, and debt service. Identify any funding gap and the land contribution, equity, subsidy, or other support required.

Nuera’s role and scope are established for each engagement. No lending commitment or program eligibility is implied; financing remains subject to due diligence, provider approval, and definitive agreements.
