Joint Ventures
Aligned Partners. Defined Responsibilities.
Nuera welcomes discussions with landowners, developers, and housing organizations seeking a partner to advance viable residential communities and infrastructure opportunities.
Partnership Structures
Landowner partnerships: evaluate a land contribution, purchase option, or long-term lease against independent valuation, existing obligations, and development feasibility.
Development joint ventures: align equity, approvals, infrastructure, construction, and sales or operating expertise within a project-specific agreement.
Nonprofit housing partnerships: consider development management, land arrangements, and project delivery support consistent with the organization’s mandate, ownership objectives, and affordability obligations.
Governance Before Commitment
Before proceeding, the parties define contributions, ownership, decision rights, budgets, fees, reporting, and distribution priorities. Agreements should address cost overruns, additional funding, guarantees, conflicts of interest, partner default, dispute resolution, and exit arrangements.
The process begins with a project summary, land-control evidence, approval status, proposed housing program, preliminary budget, and the role sought from Nuera. Suitable opportunities may proceed to confidential due diligence, indicative terms, and definitive agreements.
Each arrangement is negotiated for the specific opportunity. Introductions and preliminary discussions do not constitute a financing or partnership commitment.
